- REGISTRATION. Letting Direct do not charge registration fees.
- REFERENCES. Letting Direct require current employment details, 2 character references, a written reference from your current landlord/letting agent, and a credit check.
- LEASE. Letting Direct shall prepare a standard Short Assured Tenancy Agreement in the names of all adults residing at the chosen property. The minimum term shall be not less than six months.
- DEPOSIT. Letting Direct require at least one month's rent as deposit. The deposit shall be paid into a tenancy deposit scheme within the timescales laid out in the Tenancy Deposit Schemes (Scotland) Regulations 2011. It is also subject to any deductions for agreed loss, breakage or damage to the property.
- RENTS. The first month's rent and deposit are payable in cash on the date of entry. Rents are subsequently collected by Standing Order. It is the Tenant's responsibility to ensure that a valid standing order mandate is in force, and to give Letting Direct due prior warning if the monthly rent cannot be paid. Failure to do so shall result in the issue of a monthly rent reminder (at a cost of £25.00) ten days after each monthly due date. Delayed payment of rent may also result of the imposition of interest charges as per the signed Lease Agreement.
- INVENTORY. Each property managed by Letting Direct shall be covered by a comprehensive mutually agreed inventory, which the tenant shall be asked to sign prior to entry.
- UTILITIES. Letting Direct undertake to inform Edinburgh District Council, and the appropriate utility providers, of all new Tenant details at the leased property.
- INSURANCE. Tenants are responsible for insuring all personal effects and belongings brought into the property, and arranging necessary personal liability cover and accidental damage insurance. Tenants may also be liable for payment of the excess charge due under any claim on the Landlord's insurance.
- SMOKE ALARMS. The Tenant must use and maintain all smoke alarms fitted in the property. Failure to do so may jeopardise any subsequent insurance claim and leave the Tenant liable for any resultant damage.
- INSPECTIONS. The Tenant agrees to allow Letting Direct to carry out property inspections at mutually agreed times, approximately one month and three month's after date of entry. The Tenant shall be asked to sign and verify the appropriate inspection reports.
- NOTICE TO QUIT. If the Tenant does not wish to renew his Tenancy Agreement, he must confirm this intention in writing to Letting Direct, at least two months before expiry of the existing Agreement.
- CHECK-OUT PROCEDURE. The Tenant must advise Letting Direct of their intended departure time (no later than 12 Noon on the date of expiry of the Lease) so that a Final Inspection, and Meter Readings can be taken at the property. The Tenant must ensure that the vacated property has been thoroughly cleaned prior to departure especially with regard to floor coverings, windows, and cooking areas. It remains the Tenant's responsibility to settle all outstanding bills at the property. Letting Direct shall only release a deposit upon receipt of written confirmation that all bills, and agreed deductions have been settled.
- MAIL. Tenants are responsible for the re-direction of any mail addressed to the property after the relevant exit date.
